"Assured Home" to buyers. This mark of
quality enhances the appeal of the home, thereby making it possible to realize
the highest possible price in the shortest amount of time with the least amount
of inconvenience.
Program Highlights:
Participating Houses are inspected prior to marketing
for sale by professional property inspectors.
Minimum Inspections include Physical &
Termite/Wood Pest Control.
Other inspections, if recommended by the
pre-liminary inspections may be performed.
Seller, prior to marketing may complete repairs
or they may choose to negotiate these repairs with interested buyers.
The Assured Home's, Fair Market List price is
approved by Management.

Hazards Disclosure
The process begins with a
complete home inspection by an insured, accredited inspector specializing in
residential properties. Having a home pre-inspected at the time of listing
allows sellers to get the best price, promotes a less stressful transaction and
instills buyer confidence. The home inspector will prepare a report, a copy of
which may be presented to the buyer for careful review.
Following the home
inspection, a structural pest control inspection will be performed. In addition
to wood pests, the inspector will also look for any dry rot or conditions that may
lead to wood failure due to excessive moisture or fungus damage. Again, a copy
of this report will be provided to the buyer.
Additional inspections
and reports may include:private sewage (septic)
systems, wellwater, state designated "hazard
zones" andother conditions of
concern to any potential purchaser.
Prior to marketing, the
List Price of the home must be reviewed and signed off by management. In order
to qualify as an Assured Home, the published asking price of the home must reflect
current market values for similar homes in like and kind neighborhoods and
condition.
At close of escrow, a
home warranty, pre-paid for the first year by the seller, will be provided to the
buyer. This home protection plan will cover the "working" systems of the

Assured Homes are pre-inspected in an attempt to determine if defects are
present, which would otherwise cause new negotiations during the course of a
sale escrow.These inspections give
sellers and buyers a degree of 'assurance' that their transaction can proceed
